Integra received savings through a customized integrated facilities services solution that reduced costs by 16% in Year 1, 13% in Year 2, and 15% in Year 3.

A purchasing process that included leveraging the strength of both Integra and Viox delivered savings for purchased building operations and maintenance services including janitorial (33% savings), pest management (75% savings), confidential document destruction (15% savings), and elevators maintenance (12% savings).

Improvements to the facilities maintenance program pushed the Preventative Maintenance (PM) to Corrective Maintenance (CM) ratio from 90% CM / 10% PM to 42% CM / 58% PM, and reduced specialty vendor utilization by 90%. In addition, mobilization rates were decreased from 60% to 30%, thus reducing route mechanic staffing by 33%.

CLIENT FACILITIES SERVICES OBJECTIVES

Prior to contract onset, Integra suffered high costs for corrective facilities repairs and had no detailed cost tracking or key performance measures for their facility management services. They utilized a third-party Operations and Maintenance contractor for building and facilities services and experienced high mobilization costs. In addition, the company required specialty facilities contractors in high volumes, which also contributed to significant cost issues. Integra’s fragmented purchasing process had no standardization or the ability to leverage spends— and with no capital appropriation planning, Integra’s facilities were experiencing a drop-off in appearance and aesthetics. 

EMCOR FACILITIES MANAGEMENT SOLUTIONS

Viox implemented a pay-for-performance measurement process that included the use of a Computerized Maintenance Management System (CMMS), Key Performance Indexes, Service Level Agreement (SLA) Audits, and a Controllable Cost Budget.
Viox deployed higher skill set mechanics and “flex” specialty crews for Integra, and was able to utilize the same route facility technicians on multiple client locations. This staffing structure allowed for decreases in costs and mobilization efforts.

Through the creation of a standardized statement of work and industry best practice applications, Integra received greater service levels from subcontractors and the major cost savings that are listed above.

Through this contract, Viox combines Facility Management, Operations Management, Call Center Management, Project Management, and Energy Management services for the benefit of Integra Bank.
