As a strategic partner, Viox centralized the Building Maintenance operations for Life Enriching Communities (LEC), supporting LEC’s ability to provide focused resident care. In addition, the outsourcing effort has allowed each LEC community to centralize and standardize its work request process, financial reporting, key performance measures, service level agreements and standard operating procedures.
CLIENT OBJECTIVES
In an effort to centralize its operating efforts and elevate the quality of service provided to its residents, LEC engaged Viox Services to perform building maintenance and landscaping services beginning with the Twin Towers facility in 2002. From landscaping, construction, electrical, plumbing, painting, HVAC, and general maintenance services, to recently added Building Environmental Services such as housekeeping, event set-up, and furniture moving, Viox has become an integral part of the day-to-day care giving efforts of LEC. Viox now has two shifts working 365 days a year, responding to more than 12,000 work orders annually, with 45 to 50 full time people supporting the communities on any given day.
EMCOR SOLUTIONS
Through the use of Viox’s Computerized Maintenance Management System (CMMS) and Preventative Maintenance program, Viox has controlled costs and provided capital investment recommendations based on historical data. Viox has also implemented a Key Performance Indicator quality system that tracks on a monthly basis maintenance cost per SF, number of client requested work orders, budget variances, emergency work orders, repeat requests, overdue work orders, technician performance and quality scores from LEC personnel. This allows Viox and LEC to drive continuous improvement as it relates to controlling costs and providing a better quality of life to the residents. LEC has continued to expand its relationship with Viox because of the proven success and documented value that Viox has provided through its extensive processes and systems.
BACKGROUND
Life Enriching Communities is the parent company to Twin Towers and Twin Lakes. Located on Hamilton Avenue, Twin Towers has been in existence since the early 1900’s. Its campus consists of approximately 583,000 square feet of maintainable building and infrastructure. With more than 500 residents, approximately 300 fulltime personnel are required to support the facilities. Built in early 2000, Twin Lakes is a complementary Continuing Care Retirement Community consisting of Independent Living, Assisted Living, Full Nursing and Health Care options with approximately 597,000 SF of total maintained space and more than 500 supported residents.
